Waxed floors
Some wood floors are protected with wax rather than a hard surface finish. Water tends to leave white spots on wax, so we decline waxed floors rather than risk marking them.
Unsealed floors
An intact finish is what keeps water out of the boards. Bare or unsealed wood has no finish, so even a controlled amount of solution can soak straight in, and we leave those floors alone.
Water-damaged floors
Boards that have already taken on water from a leak or a flood have a problem no surface clean reaches. We won't put more moisture into boards in that condition.

Will my floor look new afterwards?
