Per-unit pricing you can budget
We agree per-unit pricing up front, so you know what a carpet turn will come to before the tenant hands back the keys. Common-area work is quoted and agreed before the first visit.
Rental turnover cleaning for the floors
Our part of rental turnover cleaning is the carpet, plus tile, grout or hardwood where the unit has it. We clean once the unit is empty and treat traffic lanes, spots and pet areas, the same as our move-out carpet cleaning.
Paperwork for the property file
Every job gets an itemised invoice, with before and after photos on request. RCW 59.18.280 says a landlord's damage charges against a deposit must be substantiated with copies of estimates received or invoices paid.
Honest answers on pet damage

Caravan Moving LLC, a separate company we coordinate with, handles furniture and debris haul-outs. They clear the unit, we clean the carpet, and each company bills you separately.

The price is agreed before we start, written or texted. Tell us the rooms, hallways, stairwells and any problem spots (photos help) and we can usually quote on the call. Property managers get agreed per-unit pricing.
Can you clean after hours or on weekends?
Yes, so you don't lose a business day. Most rooms are walkable in a few hours, longer if the building is cold or humid, so tell us if the heating goes off overnight. We'll give you a realistic drying time before we leave.
Do you do church carpet cleaning?
Yes. We clean church halls and schedule around services and events, weekends included. Upholstered chairs can go on the same visit once we've checked their cleaning code.
Can a medical waiting room get a sanitising treatment?
Yes, as an add-on after the clean, using EPA-registered products at their label directions. We don't make health or infection-control claims about it. Tell us your concern and we'll say plainly whether it's the right treatment.
Do you offer recurring office carpet cleaning?
Yes: monthly, quarterly, or on a cycle that suits the building. You deal with one point of contact, and every visit gets an itemised invoice.
